Typical Single-Family Home

  • For a typical home of less than 3,500 SF in size and on a typical residential lot. 
  • A site inspection of the interior and exterior of the property will be performed. Any site improvements will also need to be inspected.
  • This also includes a sketch of the home to determine the actual size of the home.
  • Timeframe is normally 7 business days.

Complex Single-Family Home

  • For homes with more than 3,500 SF in size on a typical residential lot or properties on acreage.
  • A site inspection of the interior and exterior of the property will be performed. Any site improvements will also need to be inspected.
  • This also includes a sketch of the home to determine the actual size of the home.
  • Timeframe is normally 7 business days.

Land

  • A land appraisal involves many factors, such as identifying the land quality, size, and location; sales comps; the best use of the land; and potential future development.
  • A site inspection of the property will be performed.
  • Timeframe is normally 7 business days.

Rental Analysis:

  • This includes investment properties such as single-family rentals, duplexes, triplexes, and fourplexes.
  • An exterior-only site inspection of the subject property is performed from the street. 
  • An analysis is completed to determine the most probable market rent for the subject property.
  • The timeframe is normally 3 business days.

Multi-Family Home

  • This includes investment properties such as duplexes, triplexes, and fourplexes.
  • This is the most comprehensive appraisal report available for such properties.
  • A site inspection of the interior and exterior of each unit, along with a sketch of each unit to accurately assess its size and the overall property dimensions. 
  • This includes a rental analysis of the subject property and rental market. 
  • The typical timeframe for completion is 7 business days.

Exterior-Only Appraisal

  • An exterior-only site inspection of the subject property is performed from the street. 
  • This is a scaled-back appraisal approach that assumes public records are accurate and the home is in average condition since a verification was not made with a site inspection.
  • This type of report would give you a good gauge of what the property’s value is, but it is limited in scope.
  • The timeframe is normally 3 business days.

House Measurement

  • An interior and exterior measurement of the home will be performed to determine the exact size of the property.
  • County records rarely report the actual size of your home. This is because the county assessor only takes exterior measurements. Since they can’t take interior measurements of the upper level, lower level, or garage, they must estimate these dimensions. They also round to the nearest foot, where an appraiser rounds to the nearest 1/10 of a foot. These factors can make a huge difference in the size of your home!
